For a customer from the e-commerce sector, Kajima Deutschland took on the demanding task of restructuring an existing distribution center built in 2018 into a state-of-the-art Inbound Crossdock Center (IXD) — all while operations continued uninterrupted.
Across a total area of around 100,000 m², a wide range of complex structural, technical, and logistical measures were implemented — without disrupting the client’s day-to-day operations.
This project exemplifies our ability to act with precision, efficiency, and partnership under challenging conditions.
A key element of the construction work was the creation of a temporary security and entrance area, including a secured walkway, ensuring full compliance with the client’s strict safety requirements throughout the reconstruction phase.
At the same time, comprehensive fire protection measures were carried out, including the installation of 1,800 new sprinkler heads, the addition of extra safety doors, and the professional removal of existing fire protection doors — followed by proper walling in accordance with current regulations.
In terms of technical upgrades, the center was adapted to meet the requirements of a highly automated logistics infrastructure.
A new 5,600-amp busbar system ensures a future-proof power supply for the conveyor technology.
In addition, a 1,450 m² concrete slab was dismantled and replaced with a durable, high-precision version — serving as the foundation for the new plant and equipment.
These core measures were complemented by targeted improvements to working conditions:
The installation of additional lighting, modern ventilation systems, and the renewal of dock doors led to a significant enhancement in energy efficiency, ergonomics, and the overall work environment for on-site employees.
A particular construction highlight was the installation of a 40-ton steel canopy covering the new waste compactor.
The necessary foundation work was technically demanding and subject to strict structural requirements — yet was completed on schedule and to Kajima’s customary high standard of quality.
Despite the large number of construction interventions — including dust protection walls, nighttime demolition work, and tightly scheduled phases — customer’s operations continued without any interruption throughout the entire project duration.
This was made possible only through close interdisciplinary coordination with the client, stringent construction phase planning, and a high-performing project team that operated in full coordination across all trades.
